Terms of Use

These Terms of Use (“Terms”) govern your access to and use of orgrealty.com and any related pages, tools, and services (the “Site”) operated by Opulent Realty Group (“ORG,” “we,” “us,” or “our”), a licensed real estate brokerage in the Commonwealth of Pennsylvania.

By accessing or using the Site, you agree to these Terms. If you do not agree, do not use the Site.

1. Permitted Use

We grant you a limited, revocable, non-exclusive, non-transferable license to access and use the Site for your personal, non-commercial use in connection with a bona fide interest in buying, selling, or leasing real estate. You may not:

  • Scrape, crawl, harvest, or use any automated means to extract data from the Site;
  • Copy, republish, redistribute, or resell listing content or any other Site content;
  • Use the Site or its content to build or populate a competing database or service;
  • Reverse engineer, interfere with, or attempt to gain unauthorized access to the Site or its systems;
  • Use the Site to send unsolicited commercial messages, or to violate any law or third-party right.

2. Listing Data and IDX

Listing information displayed on the Site is provided in whole or in part through Internet Data Exchange (IDX) feeds from one or more Multiple Listing Services and is deemed reliable but is not guaranteed accurate by ORG or the applicable MLS.

Listings may be out of date, under contract, withdrawn, or sold. Square footage, lot size, school district, tax, zoning, and property condition data come from third-party sources and are not verified by ORG. All information should be independently reviewed and verified for accuracy. Properties may or may not be listed by the office or agent presenting the information. Nothing on the Site is an offer to sell or a solicitation of an offer to buy any property.

Listing content is the property of the applicable MLS and its participants and is protected by copyright and other intellectual property laws.

3. Valuations and Estimates

Any automated home value estimate, market analysis, affordability figure, or mortgage calculation provided on the Site is an estimate generated from third-party data for general informational purposes only. It is not an appraisal, not a commitment to lend, and not a substitute for professional advice. Actual value and financing terms will differ.

4. No Agency or Professional Relationship

Using the Site, submitting an inquiry, or corresponding with ORG does not by itself create a brokerage, agency, fiduciary, or client relationship. Under Pennsylvania law, a business relationship with ORG is established only through a signed written agreement and the required agency disclosures. Nothing on the Site is legal, tax, financial, appraisal, engineering, or insurance advice; consult a qualified professional in the relevant field.

5. Intellectual Property

Except for MLS listing content and other third-party materials, all content on the Site — including text, graphics, photographs, video, logos, the ORG name and marks, page design, and the ORG Property Score methodology — is owned by ORG or its licensors and is protected by copyright, trademark, and other laws. You may not use ORG’s names, logos, or marks without our prior written permission.

6. User Submissions

You are responsible for the accuracy of information you submit through the Site, and you represent that you have the right to provide it. Do not submit sensitive personal information such as Social Security numbers, financial account numbers, or government identification numbers through Site forms or unencrypted email. If you post a review, testimonial, comment, or other content, you grant ORG a non-exclusive, royalty-free, worldwide license to use, reproduce, and display that content in connection with our business. We may remove any submission at our discretion.

7. Third-Party Sites and Services

The Site links to and integrates with services we do not control, including MLS and IDX platforms, mapping services, lenders, title companies, and analytics providers. We do not endorse and are not responsible for their content, products, practices, or availability. Your dealings with them are solely between you and them.

8. Disclaimer of Warranties

THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION THE IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. ORG DOES NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE, OR THAT ANY CONTENT IS ACCURATE, COMPLETE, OR CURRENT.

9. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, ORG AND ITS MEMBERS, OFFICERS, AGENTS, AND EMPLOYEES WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, DATA, GOODWILL, OR BUSINESS OPPORTUNITY, ARISING OUT OF OR RELATING TO YOUR USE OF THE SITE, WHETHER BASED IN CONTRACT, TORT, STRICT LIABILITY, OR OTHERWISE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

10. Indemnification

You agree to indemnify, defend, and hold harmless ORG and its members, officers, agents, and employees from any claim, demand, loss, liability, or expense (including reasonable attorneys’ fees) arising from your use of the Site, your submissions, or your violation of these Terms or of any law or third-party right.

11. Privacy

Your use of the Site is also governed by our Privacy Policy and, where applicable, our SMS Terms & Conditions , each incorporated into these Terms by reference.

12. Governing Law and Venue

These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict-of-laws rules. Any action arising out of or relating to these Terms or the Site shall be brought exclusively in the state or federal courts located in Delaware County, Pennsylvania, and you consent to the personal jurisdiction of those courts.

13. Changes and Termination

We may modify these Terms at any time by posting a revised version on this page and updating the date above. Your continued use of the Site after that date constitutes acceptance. We may suspend or terminate access to the Site, in whole or in part, at any time and without notice.

14. Miscellaneous

If any provision of these Terms is held unenforceable, the remaining provisions remain in full force. Our failure to enforce a provision is not a waiver of it. These Terms, together with the policies referenced above, are the entire agreement between you and ORG regarding the Site.
